What are the expenses for buying a home?

In addition to the price that has been agreed for the buy of the housing there are some additional expenses that you will have to bear in mind depending on the type of property that you are going to acquire:

  • If it is a property of New Build: 10% VAT.
  • If it is a property of 2nd Hand: 10 % I.T.P. (Property Transfer Tax)
  • Notary and Registration charges.
  • Administrative Agency

The seller pays the Capital Gain Tax and Real Estate Agency fees.

Steps before closing the purchase/sale of a home

The buy of a housing is the more important investment that most of the citizens will realize at least once in its life. For this motive in Urbalex Costa Blanca we want to accompany you in the course of the process that must follow up to the closing of the transaction.

  • Deeds of the property.
  • Mortgage deed, if there is one.
  • Personal Documentation of the holders of the property.
  • For the foreign owners in Spain, they will must provide the NIE.
  • Property Tax (IBI) to the current of payment.
  • If there is a mortgage, certificate issued by the mortgaging financial institution.

Formalizing the purchase-sale

  • Request at the Land Registry of “Informative Note” of the property.
  • Verification and check of the title of the property.
  • Verification of possible debts – “Report of Tax Agency (SUMA)”.
  • Earnest Money Contract between the parts.
  • A deposit is handed over on account of the final price as a demonstration of commitment.
  • A maximum term for the public deed signature is set.

Documentation to be contributed at the notary's office

  • Certificate of energy efficiency.
  • Certificate to the current of payment of the owners’ community.

Expenses and taxes for the buyers

Buyers

• 10% Property Transfer Tax.
• Notary’s office
• Land Registry.

Sellers

• Capital Gains from Town Hall.
• In case of not Residents: Withholding 3 % of the Model 211, on account of the IRPF.
• Cancellation of Mortgage, if it exist.

Last steps after the deeds

  • Change of Holder at the liquidation office (SUMA), the IBI and the Garbage Tax.
  • Change of cadastral Holder.
  • Change of Holder of the contract of power supply. (Iberdrola)
  • Change of Holder of the contract for the supply of water.
  • Change of Holder at the Property Administrator. (Owners’ Community)
